The seven emirates

Eighty per cent of the country's upper segment and its logic: 300-plus-key mega-resorts, decisions at regional-office level rather than GM. 2025 was a third record year in a row (19.6m, 80.7% occupancy). 2026 is the shock year: after the March escalation DXB lost up to two-thirds of its traffic and some hotels paused operations. The 2025 figures are the last 'normal' base year.

The country's gateway: DXB handles 95m passengers, the capital is ninety minutes away on the E11. Inside the emirate — metro, taxi and car; Palm and Marina are 25–40 minutes from Downtown. Hatta is two hours, no longer routed through Omani territory.

The capital counts hotel guests, not international visitors — do not compare with Dubai directly. Growth is driven by the top end: ADR +19%, RevPAR +23% in 2025 on only 2% more guests. The Saadiyat cultural cluster (Louvre, Zayed National Museum, Guggenheim in 2026) is a product Dubai does not have. Al Ain and Al Dhafra are separate sub-regions with their own statistics.

The capital with its own hub: AUH doubled traffic in three years to 32.5m. Saadiyat and Yas are 20–30 minutes from the centre, Al Ain ninety minutes, Liwa two and a half hours. Sir Bani Yas is three hours to Jebel Dhanna plus a boat.

A mid-market emirate with its own low-cost hub: 102 hotels, 10,700 keys, ADR AED 305 against 579 in Dubai. Growth of 22% in 2025 is the Air Arabia and India effect, not luxury. The upper segment is three or four properties, including Al Bait and the Shurooq retreats in the east. No alcohol: it changes both the product and the client.

Access

Its own airport SHJ, Air Arabia's base, handles 19.5m; 25–40 minutes from Dubai allowing for border-district traffic. The eastern enclaves Khorfakkan and Kalba are two hours through the mountains, shortened by the Khorfakkan tunnel road.

The only emirate where the upper segment grows faster than the market: 1.35m overnight visitors (+6%), revenue +12%, MICE and weddings +25%. Access

RKT passed one million passengers, but the main flow comes via DXB — 75 minutes to Marjan. Jebel Jais is a further 45 minutes of mountain road from the coast. Wynn in 2027 will reshape the emirate's logistics.

The emirate publishes no annual figures — the authority was re-established by Law 2/2025 as the Department of Tourism, Culture and Media. The product is a beach strip of five 5-star properties plus Al Zorah; the client is a UAE resident at the weekend and CIS families. The entry point is almost always the GM.

The smallest emirate, effectively a continuation of Sharjah: 40 minutes from DXB, no airport of its own. Al Zorah is a mangrove-side resort zone 15 minutes from the centre.

A stress test for the schema: the only upper-segment property is a glamping camp in the mangrove reserve (2025), there are no statistics and no tourism dirham. Downtown Umm Al Quwain (11 km of waterfront) and Vida Beach Resort are the first signs of the emirate entering the market. For now this is a 'watch' card, not a 'sell' card.

Access

Access

The only emirate on the Gulf of Oman: two hours from DXB through the Hajar mountains. FJR serves cargo and charters. Al Aqah and Dibba are the resort strip in the far north, three and a half hours from the capital.
